Living room and kitchen
The colourful living room houses a comfortable double sofa bed in shades of fuchsia, opposite which there is a flat screen TV. The dining area has a white table with four seats and an open-plan kitchen fully equipped with all the major appliances, such as refrigerator, oven and coffee maker. Adjacent to the kitchen is an island with two stools. The first terrace, accessible through the livingroom, consists of a large outdoor wardrobe and a wooden table with four seats.

Bedroom and bathroom
The bedroom includes a comfortable double bed and a spacious wardrobe with a mirror. Furthermore, the room is embellished with pretty paintings and lamps. The room is illuminated all day by a large window, which leads to the second terrace. The bathroom is equipped with a spacious shower box and all the necessary bathroom units such as a mirror and washing machine.

Our prices include Residence Service with assistance and include: VAT10%, utilities (electricity and gas up to a maximum daily amount), check-in assisted by (hidden) Staff, internet Wi-fi. You do not have to pay condominium fees or agency fees.

Tax excluded from the price:
For stays of 30 nights or longer, during the check-in, a short term tenancy agreement will be stipulated. In order to properly register the contract, the payment of a stamp duty (equal to 32€) and a registration tax (equal to 2% of the rent with a minimum of 67€) will be needed - only half of this amount will be paid by the guest. There are exemptions in case of application of the tax withholding (cedolare secca) fiscal regime.

During the check-in you must show the Italian Tax Identification Number, in addition to your Passport and Identity Card. If you don't have it, you can ask for it at the nearest Italian Revenue Agency or your diplomatic offices in Italy (more information: (hidden)).

Security deposit
We remind you that on arrival day will be required a security deposit, must be done with credit card, which will be refunded within 72 working hours from day of departure.

Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 a.m. - 30€.

Final Cleaning Service
You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean (hob with no meal leftovers and/or dishes and tableware to wash); dispose of trash properly.

Utilities
The utilities are included up to a maximum daily amount in order to respect the environment.

La zona
Questo bilocale si trova in zona Affori, a soli dieci minuti a piedi dall’omonima fermata della metropolitana (linea gialla M3. Nelle vicinanze dell’appartamento si trovano diverse aree verdi, supermercati, bar e ristoranti.

Soggiorno e cucina
Entrando dalla porta d’ingresso, ci si ritrova di fronte ad una colorata zona living, che ospita un divano letto matrimoniale, davanti al quale è posto un televisore a schermo piatto. Nella stanza sono inoltre presenti una zona pranzo e una cucina a vista completamente accessoriata. Dalla zona soggiorno si raggiunge il primo terrazzo, sul quale si trovano un tavolo con quattro e un armadio da esterni.

Camera e bagno
La camera da letto si compone di un letto matrimoniale, accanto al quale si trova un armadio con specchiera. La stanza è tutto il giorno illuminata da un’ampia finestra presente accanto al letto, tramite cui si accede al secondo terrazzino. Il bagno, invece, si presenta fornito di uno spazioso box doccia e di tutti i sanitari necessari.

I nostri prezzi comprendono il Servizio Residence con assistenza e includono: IVA (ove prevista ai sensi del D.lgs. 633/72) biancheria da camera e bagno iniziali, utenze (luce e gas entro limiti di utilizzo giornalieri per evitare sprechi), accoglienza del personale (hidden) in appartamento, Internet Wi-fi.
